2018 Real Estate Update


Hello Mountain News Subscribers,

Thank you for subscribing to news of your favorite mountain!  And, thank you for your trust in assisting with the sales and purchases of your ‘Palomar Properties’ since the beginning of the Century!

We are off to a great start for 2018!  Click to view ALL the Active, Pending and Sold properties since the New Year. At that link, you have a drop-down ‘Views’ box on the left to open for Summary. Then from the Views tab you can also select ‘Client Preferred’ that takes you through all the listings with photos.

18 Active, Pending Solds for 2018:

Eight ACTIVE:  Our inventory is at an all-time low with only 4 pieces of land and 4 properties with a home or cabin.  So many of you are wanting your own piece of paradise up here so we really need some new listings.  Thinking about putting your property on the market?  My subscriber base for PMNews is pretty impressive after 18 years.  I use a proven marketing and staging success system that I am constantly growing.  Several listings now are the first time to the market in the past couple decades; lots of extra work to get it right the first time.  One home will be the fourth time for me to sell it!  Let’s talk, get your questions answered, and see what we can do to achieve your goals in the most beneficial manner.

Four PENDING:  I’ve been working over-time on all four of the pending properties.  At this time, I am the only listing agent with properties in escrow.  Some transactions are pretty easy, but on most we have several unexpected issues to deal with.  I’m learning more about easements. We’ve been clearing up ‘clouds’ on the properties that have been there for decades so the new buyers can have very clean title reports.

Also, we’ve had some complicated ownership issues we’re working on.  (If you don’t already have a TRUST or at least a will, take care of that soon).  Surveyors have been out to get those property corners identified to make for a smooth transaction now and long after escrow is closed.

A lender required a perk test as part of his funding conditions so I had another great course in perking on Palomar.  A new well that was drilled for another escrow is having a ‘vault’ installed.  That was new to me.  We have tight quarters including setbacks as to where the well could be drilled. A vault enables parking on top of the well.  I’m always here to learn and that was a fun one!

Six SOLD:  Six sold properties so far this year.  I’ve participated in 4 of the 6 sales. We always need to be extra careful getting buyers’ needs satisfied.  New contacts at the County Offices have streamlined the ‘due-diligence’ Q and A process for buyers.

PRICING:  I am glad to provide details of how the PRICING HAS REALLY GONE UP this past year or so.  That is very good news for the sellers.  Looking to buy or sell?  No better time than NOW!

We’ve been back on the mountain full time for 20 years this month!  Eighteen years ago, I’d just started the Mountain News. A neighbor took me by the shoulders, shook me, saying  “Repeat after me, I will get my Real Estate License”.  I didn’t even know how to go about being a Realtor, but that night I was playing on line and mentioned to Don, “ and are both available”.  He barely looked up from his book, but said “go for it”.  The rest is history.

I do believe it is important to ‘be sold’ myself —  in fact, we have two grown sons who live on Palomar and both own properties up here.  Our treasures (oh, you know, the Grandkids!) have expressed interest in taking over my business someday, so this mountain is a love-affair for our family.
